Couple Living in a Beautiful Floating Home on a Peaceful River – Full Tour & How It Works
Jade and Tim decided to live on a float home because it was the perfect compromise between wanting to live close to nature and needing to live close to the city for work. Their home is a modern and minimalist black two-story home that sits on top of a floating foundation made with styrofoam encased in plywood. The home is 30' long x 20' wide, and the float is 40' long x 20' wide (the size of a standard float home slip). You can follow and find out more about Jade, Tim, and Yoggu Foods here: https://www.instagram.com/yoggu.foods https://yoggu.ca/ Their journey began 3 years ago while they were living together on a small trawler-style motorboat. Their moorage (marina rent) was at risk because any new float home arriving at the marina would have forced them out of their spot. So they hired a boat house (boat shed) builder to build a simple float home shell, and then they finished the interior with the help of friends and family (it helps that Tim is a plumber by trade). The result is a simple, peaceful, open-concept home that perfectly matches the peaceful river surroundings. But living on a float home isn't always easy and as the couple says in this video, it can be like the Wild West. Marinas don't have to follow the same rules as landlords on land, so there's little security when it comes to moorage, and there aren't many spaces available for float homes if they do need to find a new spot, like they did this year. Their original marina raised their moorage cost by 35% so they went looking for a new spot and were lucky to find one nearby. We hope you enjoy meeting this couple and checking out their floating home lifestyle! How To Build Wealth In Your 20s (Realistically)
These are the 7 investing habits that have changed my life, how to best implement them, and what you can do to potentially come out ahead 10-30 years from now. Enjoy! When you’re young, one of the biggest advantages you have when it comes to investing is really simple - it’s TIME. Not only can you ride out any short-term fluctuations in the market, but you can take full advantage of what’s called "Compound Interest." Every year that goes by without investing is a year you won’t be seeing insane growth 30 or 40 years from now. NUMBER TWO: DON’T TIME THE MARKET This is the simplest, most factual piece of advice you’ll ever hear when it comes to investing - but it also happens to be the most difficult for people to actually follow. On top that - studies show that the more trades you make, and the more you try to time the market, the lower your overall return becomes. Research has also shown that since 1926, a 20-year holding period of the stock market has never ONCE produced a negative result. So, without overloading you with facts and studies, all I’m going to say is this: The buy-and-hold investment strategy tends to not only be the safest, but also the most profitable for the majority of people. In fact, just buying in the market immediately - regardless of where it's priced - has out performed trying to time the market 71% of the time. NUMBER THREE: DON’T INVEST IN THINGS YOU DON’T UNDERSTAND I’d much rather just not invest at all, than put your money into something you don’t fully understand. Especially in this market, where literally everything is going up, it’s so simple to get disillusioned that investing is really easy, and get yourself accustomed to always making money. But that doesn’t always happen. You need to understand that investing is going to be cyclical, investments will lose for years in a row, and you need to understand and know that going in. FOURTH: DON’T INVEST MONEY YOU NEED IN THE SHORT TERM When you invest money, there’s always a chance that the value of that investment will go down in the near future. Investing should always be seen as a long-term strategy. You generally can’t predict where the markets will be a few months or a few years from now - but you CAN look back historically - and see that over a period of 10 or 20 years, your chances of coming out ahead profitable are pretty good. So, for that reason…investing any money that you’ll need within the short term is not a good idea, and could cost you a LOT if things end up getting bad. FIFTH: INVEST CONSISTENTLY Investing is just a way of life. All you need to do this, is to automate your investing as much as you can. Just set up automatic withdrawals into a broad index fund without even thinking about it - out of sight, out of mind. You don’t need to be actively involved with it all the time, but just consciously remember it’s there - and that’s it. SIXTH: THINK INDEPENDENTLY This is the hardest thing to do from everything I’ve mentioned, but it’s also the one that will make you the most money if you get good at it. And what I mean by this is that you must trust your own thoughts and research, and not be swayed by someone else who says otherwise, or disagrees with you. Architect Builds A Tiny Brick Home With a Courtyard at Its Heart (House Tour)
Located in Box Hill, Victoria, Naples Street House is a tiny brick home. One of the owners is a keen dancer and consequently, the home sets the scene for a harmonious performance with rooms and outward connections to the landscape. The house tour illustrates how this tiny brick home occupies a small footprint on its site, embracing an intimate relationship with the landscape. In a suburb where interwar-era houses are slowly disappearing, the home, which sits alongside narrow townhouses, provides the street with an unconventional visual intervention – an outcome driven by the clients’ aspirations. For architect Kim Bridgland, director of Edition Office, this tiny brick home offers sanctuary. “The house is located within a dense suburban street and is designed to focus inwards, around an inner courtyard garden room,” he explains. The courtyard house typology stemmed from the brief for a multigenerational home. Exploring the type of design, decor and floor plan suitable for such occupancy led the team to a design that separates the home’s spaces in a way that allows them to remain visually connected through an inner garden room yet hidden from public sight, as depicted in the house tour. An axial hallway connects sightlines from the front entry to the rear garden and splits the living areas from the bedrooms and bathrooms while leading to a north-facing living, kitchen and dining space. Further into the dwelling is the central garden room and a secluded lounge with fully glazed walls that open to the landscape. The interior design and architecture of this tiny brick home are harmonious, with materials such as stainless steel, timber, concrete and brick, which the architects have blended seamlessly. Given the kitchen’s prominence in the architecture, it was essential that the framework and its key elements align with the home’s overarching design rationale. In the kitchen of this tiny brick home, a Fisher & Paykel refrigerator, freezer, dishwasher and rangehood are built into the spotted gum plywood cabinetry that sits quietly within the interior design, highlighted in the house tour. A Fisher & Paykel cooktop sits flush within the sleek countertop, complementing the other materials and enhancing the overall approach to decor. Meanwhile, the bathroom also features a subdued palette and has been built with exceptional attention to detail. While there is considered thinking behind every one of this tiny brick home’s elements, the house is designed for the lives within it. Staged for life’s changing routines, the home is flexible, indulges in dramatic moments and provides many places to pause and linger in the sun. As Kim says, Naples Street House is based on “theatre, movement, expression and performance”. The crisp, defined forms, clean lines and richly contrasting materials exemplify this inspiration. 00:00 - Introduction to the Tiny Brick Home 00:32 - The Location and The Brief 01:29 - A Walkthrough of the Home 02:52 - Creating A Sanctuary 03:45 - The Conceptualisation Process 04:10 - A Focus on the Kitchen 05:17 - The Material Palette 05:59 - Exciting Aspects For more from The Local Project: Instagram – https://www.instagram.com/thelocalproject/ Website – https://thelocalproject.com.au/ LinkedIn – https://www.linkedin.com/company/the-local-project-publication/ Print Publication – https://thelocalproject.com.au/publication/ Hardcover Book – https://thelocalproject.com.au/book/ The Local Project Marketplace – https://thelocalproject.com.au/marketplace/ For more from The Local Production: Instagram – https://www.instagram.com/thelocalproduction_/ Website – https://thelocalproduction.com.au/ LinkedIn – https://www.linkedin.com/company/thelocalproduction/ To subscribe to The Local Project's tri-annual print publication see here – https://thelocalproject.com.au/subscribe/ Photography by Tasha Tylee. A day in the life of a Japanese Train Conductor. This is the typical day working in Japan for a train railway conductor or Japanese electric railway company. We go inside their workplace to see Japanese work culture as they all work as a team to run the train line together in the small tranquil town of Choshi in Japan. Takaiya works as a train conductor at Choshi Den-tetsu, AKA Choshi Electric Railway, transporting passengers for 100 years now from Choshi station to Tokawa station, a 10 station 6.4km (4 Mile) stretch located on the easternmost tip of Chiba right on the oceanside. The headquarters is here, at Nakanocho station, where a total of 60 workers proudly and safely keep the train line running each and every day. Inside The World’s Most Remote Cabin (House Tour)
Creating a place for people to reconnect with each other and nature, Patterson Associates built a cabin that sits upon the New Zealand landscape with advantageous coastal views. Located on a working sheep and cattle farm on the Banks Peninsula, Scrubby Bay is extremely remote. The cabin home is architectural in its design and faces straight into the sub-Antarctic weather that comes in from the bay and down the mountains. Moreso, due to the home’s location, there is a wide variety of wildlife, including an array of birds, dolphins and whales. Faced with the decision of what to design and how to design it, the architect was drawn to building a residence that responded to the site. Moreover, seen in the house tour of the cabin is the bay, which tends to be covered in driftwood. This helped influence the architect on choosing the unique materials and timber for the project. Designed to age and get better with time, Scrubby Bay is laid out as two simple gabled barn forms that are slotted together. Specifically arranged for families or large groups renting off Airbnb, the house can accommodate up to 16 people and encourages them to come together and experience the natural landscape. Three main bedrooms have been created for the adults and spread throughout the gabled form of the home. Additionally, seen in the house tour, at each side of the home are two gathering areas, one being an entertainment deck facing the ocean and the other is a pool facing the rear mountains. As the cabin tour progresses, the middle of the home is revealed, where a living space has been placed as a central gathering spot. The home also offers unparalleled views from the rear mountains and out to the ocean making for a picturesque Airbnb stay. Due to the home’s farm location, as well as being out in the open to face the harsh elements of the bay, the house needed to be robust. The cabin also had to feel good for people to walk around in gumboots should they need. Moreover, the home’s materials had to be shipped in via small trucks from Christchurch, the nearest city, and construction of the home was stopped and restarted due to the weather, sheep season and the remote location. Using materials that were found around the farm, the architect built the house out of timber, including driftwood employed throughout the interior design of the home. The centrepiece of the main living space is a stone fireplace – built from rocks found at the nearby remote rock quarry – that separates living, dining and kitchen spaces. The interior design of the home features many bespoke elements including decor, fabrics and lighting. Intrinsically placed upon the landscape as if it is a part of it, Scrubby Bay is more than just a uniquely remote place to stay but a place to connect to the coastal landscape and with each other. 00:00 - Introduction to the Remote Cabin 01:16 - The History of the Landscape 02:13 - An Insight into the Design Inspiration 03:02 - The Layout of the Cabin 03:57 - Approaching the Bay 05:02 - The Respectful Construction Process 05:30 - A Robust Material Palette 06:31 - The Functionalities of the Cabin 07:23 - A Sustainable Approach to the Build For more from The Local Project: For more from The Local Project: Instagram – https://www.instagram.com/thelocalproject/ Website – https://thelocalproject.com.au/ LinkedIn – https://www.linkedin.com/company/the-local-project-publication/ Print Publication – https://thelocalproject.com.au/publication/ Hardcover Book – https://thelocalproject.com.au/book/ The Local Project Marketplace – https://thelocalproject.com.au/marketplace/ For more from The Local Production: Instagram – https://www.instagram.com/thelocalproduction_/ Website – https://thelocalproduction.com.au/ LinkedIn – https://www.linkedin.com/company/thelocalproduction/ To subscribe to The Local Project's tri-annual print publication see here – https://thelocalproject.com.au/subscribe/ Photography by Sam Hartnett.
